Complaint: I applied to WaFD for a HELOC on an investment property. A branch manager verbally confirmed to me on XX/XX/XXXX that WaFD makes such loans, and these are clearly advertised on the web site here : XXXX XXXX XXXX However, after submitting all relevant information for underwriting and paying for an appraisal, my application was denied. The reasons stated on their denial letter were : " We do not grant credit to any application on the terms and conditions you have requested '' and " Second lien on Investment HELOC behind another lender '' This denial appears to say that the bank does not offer HELOCs on investment properties. I pointed out the discrepancy between WaFD 's verbal communication and online advertising and the result of my application. When I insisted on a more thorough explanation, the branch manager insisted " Yes, we offer HELOC loans. We do not however offer them under the terms you have requested. '' The branch manager refused to provide further information on what the terms I supposedly requested are, or what terms would be acceptable. I have requested clarification on this point multiple ways and received the same vague responses.

Complaint: A few months back Washington Federal or XXXX with headquarters in XXXX, WA, sent me my escrow. On this escrow, it showed the bank paid my insurance company a second payment for {$1200.00}. The insurance company said it never received the money. I talked to several people in XXXX and the concern was unsolved.
Today I am concerned Bout a balloon payment because I will end my loan in 2024. I requested from XXXX a disclosure statement that tells me what exactly I owe the mortgage.
They declined to give me anything. So I made an appointment with their bran in XXXX XXXX XXXX with all my questions sent prior the meeting. The manager did not answer my questions until he could talk to XXXX. A few days later he said I could do payments to the principal to his XXXX XXXX branch however did not sent me anything in writing.
I am concern about sending more money if I don't know where this money is going.
I sent {$3000.00} dollars to the eacrow this year and my payment was not reduced, it got higher.
I am concerned and would like transparency about what I owe.

Getting in touch with managers and corporate office seems to be impossible for customers and branch employees. Customer service response is horrible in spite of one of [-] agents telling [-] that is what they value most.

I am very disappointed in this bank. They [-] not follow through with legal documents.

Ontario Oregon Mr. Manager lied to [-] balantly about [-] direct deposit going through oon [-] weekend. Just found out from customer care that was a Lie and no direct deposites are done on weekends. U am ssi and a [-]. I [-] be with drawing [-] money Monday and closong [-] account. No employ should purposely lie about bank activity. I [-] let [-] college and Social security know. Customer care [-] also refused to give [-] a number to call a top manager to complain. Shady shady.
